Victoria is Australia's fastest-growing state and home to four of the country's top ten growth suburbs. Most new-home activity concentrates in the Western, Northern and South-East growth corridors of Melbourne, plus regional rail-served towns like Wallan, Sunbury and Kilmore. The Victorian First Home Owner Grant of $10,000 for new builds, combined with stamp-duty concessions, makes the state particularly attractive for first-time builders.
New South Wales' main new-home growth areas are the North West Growth Centre (Marsden Park, Schofields, Box Hill) and South West Growth Centre (Oran Park, Leppington, Gregory Hills) of Sydney, plus regional centres around Newcastle and Wollongong. NSW offers a First Home Owner Grant of $10,000 for new builds under $750,000 and stamp-duty exemptions for first-home buyers up to $800,000.
Queensland's house and land market centres on the Ipswich/Greater Springfield corridor west of Brisbane and the Moreton Bay region north of the city, with the Gold Coast hinterland and Sunshine Coast hinterland as secondary growth areas. The Queensland First Home Owner Grant is currently $30,000 for new builds โ among the most generous in Australia.
South Australia's primary house and land growth area is the City of Playford in northern Adelaide, with Munno Para, Andrews Farm and Smithfield Plains driving most new home activity at the country's most affordable price points. SA offers a $15,000 First Home Owner Grant for new builds and full stamp-duty relief on new builds up to $650,000.
Western Australia's main growth corridors are Perth's northern coastal strip (Alkimos, Yanchep, Eglinton), the north-east (Ellenbrook, Aveley, Brabham) and southern corridor (Baldivis), all now served by recently-extended Metronet rail lines. The WA First Home Owner Grant of $10,000 plus the temporary $10,000 construction bonus stack for new builds in 2026.
