Build Cost Estimator Australia 2026 — Cost per m² by State & Finish

The build cost is the least transparent number in a house and land package. Advertised base prices assume flat serviced lots, standard inclusions and generous interpretations of 'turnkey'. This estimator applies indicative 2026 per-m² rates — adjusted for state and finish level — to the home size you are considering, giving you a defensible budget range to hold builders to before you tender.

How to use this estimator

  1. Enter the total internal floor area of the design you are considering (floor plans list it; a four-bedroom single storey is commonly 180–220m², double-storey 200–260m²).
  2. Choose the finish level that matches your expectations: basic volume-build, standard family, or premium/custom.
  3. Select your state — labour markets and compliance costs shift the range.
  4. Read the low-high range as your planning envelope, then tender at least three builders against an identical specification inside it.

Frequently asked questions

Where do the per-m² rates come from?
They are indicative 2026 ranges consistent with published industry estimates for volume/standard/custom builds. Actual quotes vary by design, site, inclusions and builder — always tender at least three builders on identical scope.
Why does the calculator adjust by state?
Labour availability, demand and compliance costs differ by state; Queensland and South Australia have generally quoted lower per-m² rates than NSW in recent years. The adjustment is indicative only.
What is not included in these build costs?
Land, site preparation beyond standard allowances (rock, fill, retaining), council and utility contributions, landscaping, fencing and driveways, and finance costs. A turnkey quote should specify exactly what is and is not included.
Is $1,800/m² realistic for a family home?
For a basic volume-build single storey on a flat, serviced estate lot, entry quotes around $1,700–$2,200/m² exist but carry thin inclusions. Most families land closer to $2,200–$2,800/m² once realistic selections are priced.
